JOB DESCRIPTION

Scope

Responsible for generating revenue for the company from the selling of residential, commercial properties and commercial land and leasing of properties. Oversee the Marketing and Sales operations for all commercial & residential properties.

Responsibilities

• Formulate and prepare 5-year market planning in line with the company’s business plan and objective. Produce annual and 5-year budgets of Phasing Plan and Yearly Launching Program encompassing revenue projection from sales of residential and commercial properties and leasing of commercial building, and projection of marketing expenditure.
• Formulate feasible Marketing Plan / Pricing Paper to meet the desired revenue and profit returns through the integration of marketing mix ~ 4Ps encompassing product positioning, target market, competitors’ analysis, pricing strategy, promotional strategy, cost, returns, and marketing expenditure for the Management’s approval prior to project sales launching. 
• Ascertain the market scenario encompassing supply, demand, prospect property values, product design, development concept and trend, pricing, developers advertising and promotional strategy through primary and secondary market research to effectively support the Marketing Plan.
• Communicate feedback received from potential /buyers and provide marketing input in collaboration with the Project / Design Management team to develop and produce marketable and leasable properties. 
• Produce effective A&P campaigns and activities encompassing above and below the line advertising, roadshows, launching events and marketing tools for all product launches for Management’s approval. Manage the implementation of A&P campaigns and activities in accordance with the approved marketing budget expenditure and oversee its purchasing process in accordance with Tenders and Contracts (TCD)’s purchasing guidelines. 
• Conduct project/product sales launch in accordance with FY BSC; organize sales launch events in accordance with the Management’s approval and monitor the smooth launching of project launch with relevant approval from the Ministry of Housing (MOH) ~ Developer’s License (DL) and Advertising Permit (AP). Oversee pre-launch activities encompassing readiness of Sales and Purchase Agreement (SPA), all A&P campaign materials and marketing tools; and correctness of pricing and other project data in the property sales system. 
• Strategize, lead and ensure that every effort is made and every opportunity (sales lead) is capitalized in meeting sales target as per FY BSC and KPI set. Oversee every stage of Sales Implementation encompassing proper and timely issuance of Letter of Offer, collection of 10% initial payment and execution SPA by purchasers. Signing Letter of Offer for the purchaser(s) as per Letter of Authorization.
• Oversee and ensure that all standing statutory requirements are met in the implementation of the marketing, sales and leasing activities. Monitor the application process, expiry and renewal of DL and AP. Monitor the six-monthly submission of Form 7F to MOH for all projects from the date of DL obtained.  Monitor the quarterly submission of market prices for all properties launched and rental rates for all properties leased to Jabatan Penilaian dan Perkhidmatan Harta (JPPH) of the Ministry of Finance (MOF). Monitor sales of houses under Civil Servant Reserved Unit (CSRU) and liaison with Kementerian Wilayah Persekutuan (KWP). 

Requirements

• Candidate must possess at least a Bachelor’s Degree in Management, Marketing, Business, Accounting, Finance or equivalent from a recognized university.
• At least 15 years of working experience in Marketing and Sales line in property development’s company.
