Summary

Reporting to the Chief Operating Officer, the role assists in ensuring the successful and ongoing cost-efficient performance of all functions of all key components of mall operations to deliver international standards of performance and presentation.

Responsibilities

Overall Mall Management

• Understand market demand, develop feasible plans for the malls and ensure that the growth and direction of the malls are always on track.
• Oversee overall daily business operations, planning, systems and controls of Housekeeping & Landscape, car park management, maintenance, safety & health.
• To assist in developing a structured business plan for the mall covering all key components of mall operations and ensure specific asset objectives and initiatives are implemented as directed.
• To monitor and implement strategic goals set by the management and ensure the smooth running of the mall, handles all Operational functions.
• Build good rapport with customers, authorities, tenants and business partners to strengthen relations to avoid any unpleasant complaints.
• Lead the budget planning for the mall, analyse and understand the Profit and Loss statements to maximise income.
• Conceptualise and develop strategies, policies, projects and procedures that will maximize profitability of the mall.
• To assist in driving and formulating the department’s financial & risk management policies and practices in line with the Company's overall strategies and targets.
• Regular meetings, make timely and periodic reports & analysis to the Chief Operating Officer.
• Ensure the Mall’s SOP is adhered to, and proactively identify areas requiring improvement.
• To carry out any other duties and job functions instructed from time to time by the Company or persons acting on behalf of the Company.

Fit-Out & Design

• Oversee and provide strategic direction for Fit-Out, Design, Refurbishment and Asset Enhancement activities across all four malls.
• Ensure all tenant fit-out works, refurbishment projects and design-related initiatives are delivered on time, within approved budgets and in accordance with approved specifications and fit-out guidelines.
• Work closely with Leasing, Design, Project, Engineering and Operations teams to ensure alignment across commercial objectives, design intent, safety standards and operational requirements.
• Review, guide, and approve tenant fit-out concepts, drawings and materials to ensure consistency with mall branding, positioning and customer experience standards.
• Monitor fit-out progress and address escalations related to delays, non-compliance, contractor performance or operational impact.
• Coordinate with internal and external stakeholders, including consultants, contractors, authorities and tenants to ensure smooth execution and timely handover of fit-out works.
• Ensure fit-out and refurbishment activities are carried out with minimal disruption to mall operations, tenants and shoppers.

• Candidate must possess at least a degree in Business Administration or equivalent.
• Minimum 5-10 years of retail mall management experience.
• Strong negotiations and sales skills.
• Leadership and decision-making qualities are essential
• Strong business acumen and good technical knowledge of commercial facilities.
• Good understanding of mall management.
• Strong mall-specific financial acumen.
• Good understanding of mall operations and associated policies and procedures.
• Good understanding of mall marketing, advertisement and promotion.
