Summary

Sourcing and securing prospective tenants for retail spaces based on the allocated trade mix and budget, updating leasing documentation, ensuring Tenancy Agreement execution, managing tenancy related matters such as tenancy renewal, conducting market research to keep abreast of the retail property development and conducting regular checks of premises to ensure tenant comply to the terms and conditions in the Tenancy Agreement.

Responsibilities

• Continuously update and analyse the current market trend and ways to maximise the retail occupancy to achieve higher revenue.
• Assist Section Head to develop and prepare leasing strategies for deliberation and presentation to Board for approval.
• Assist the execution of leasing strategies prepared by the Section Head and approved by the Management as follows:-

a)  Placement of suitable trade mix allocation based on the target market of the assigned project.

b)  Placement of the desired prospective tenants/brands for the allocated trade mix.

c)  Input on rental projection based on the trade mix allocation.

d)  Coordinate landlord provisions for retail units based on the trade mix allocation.

• Negotiate commercial terms with the prospective tenants and ensure successful execution of Letter of Offer, Tenancy Agreement and collection of deposit and payment for the tenancy confirmation.
• Work closely with internal and external stakeholders to ensure leasing plans are executed effectively:

a)  Initiate leasing activities to source prospective tenants based on the assigned trade mix.

b)  Negotiate rental to achieve the allocated budget for the retail leasing.

c)  Negotiate commercial terms to achieve the Landlord objectives.

d)  Monitor tenants’ performance for proposal of tenancy renewal and replacement to maximise the retail leasing revenue and strengthen the properties/assets valuation.

• Identify, shortlist, evaluate and propose Leasing Agents for leasing speciality leasing spaces, whenever required.
• Administration tasks:

a)  Update Monthly report for the assigned leasing properties.

b)  Update Quarterly Status Report for assigned leasing properties.

c)  Update Budget Status Report for assigned leasing properties.

d)  Prepare Letter of Offer and collect deposit and payment for the tenancy confirmation.

Requirements

• Minimum Bachelor’s degree in Business Studies, Business Administration, Real Estate, Property Management, or any other related fields from recognized university.
• Minimum 5 years of working experience in retail leasing preferably experience in shopping centre/mall.
