JOB DESCRIPTION
Purpose
Lead a team to conduct the feasibility study and complete development of the Group’s landed assets and seek revenue-generating avenues through the development and operations of approved projects with the aim of sustaining the business within the best financial interests of the Group.
Responsibilities
- Initiate and conduct feasibility studies to ensure project viability according to business plans, policies and strategies as approved by the company.
- Manage all development projects within the highest standards and quality as set by the company and industry practice with respect to time projections, cost and specifications with maximum returns on investments.
- Lead business development initiatives including joint venture projects upon identifying and securing leasing and tenancy opportunities including sourcing budgetary needs.
- Set direction for project management, project packaging and cost management from initiation, implementation and handing over and manage client liaison effectively for long term relationships and business continuity.
- Establish cost, technical consultation and portfolio management, the master plan for new and renovation works and set the system and process for the preparation of project reviews, certification and handing over.
- Responsible for formulating the business planning in relation to the Group REIT’s properties with short, medium and long term objectives and with a view to maximizing the rental income of the Group REIT.
- Ensure that the asset management team works closely with the appointed Property Manager to implement the Group REIT's strategies to maximize the income generation potential and minimize the expense base of the properties without compromising their marketability.
- Focuses on the operations of the Group REIT's properties, the implementation of the short to medium term objectives of the Group REIT’s portfolio and supervises the Property Manager in the implementation of the Group REIT’s property-related strategies including analyzing and recommending asset enhancement initiatives.
Requirements
- Minimum Bachelor Degree in Estate Management, Property Development, Valuation, Quantity Surveying, Engineering, Building Surveying or equivalent from a recognized university.
- Masters in Construction Management, Project Management, Advanced Estate Management or Masters in Business Administration will be added advantage.
- Registered Valuers, Appraisers and Estate Agents with Board of Valuers, Appraisers and Estate Agents Malaysia
- Minimum 20 years of experience in managing mixed commercial and high-rise property development until post-completion.
