JOB DESCRIPTION

Summary

Managing a Shopping Mall by ensuring smooth operation, leasing occupancy and tenant mix, advertising and promotion, customer service and finance to achieve the company’s goals and objectives.

Responsibilities

1. Lead and manage the team to achieve the company’s goals and objectives

2. Optimise the financial performance of the company by managing the profit and loss, and operational cost control

3. To find ways to improve and increase revenue for the company

4. Establish the shopping centre as the leading neighbourhood mall in the local market through a strong marketing and promotion focus and activities

5. Secure the shopping centre as a day out for the whole family, and a preferred shopping mall that attracts a high number of visitors

6. To work closely with the facilities/maintenance department to ensure the shopping centre and building are maintained in as good a shape as new

7. To work closely with the facilities/maintenance department to ensure all services, i.e., cleaning, parking, security, and landscape, are in good service level

8. Manage and upgrade all customers' facilities and ensure the facilities are in good working condition

9. To be the spokesperson and represent the company before local authorities and defend the interests of your shopping centre

10. Liaise with local authorities on all compliance and must be knowledgeable on all local authorities for licensing and operations requirements and approval.

11. Reinforce and maintain good relationships with NGO’s, media, and local partners andthe  community nearby

12. To ensure that sustainability activities are planned and carried out in the centre

13. Open and maintain close communication with police, Bomba, Tenaga Nasional, Syabas, Indah Water, and ensure prompt response when necessary

14. To conduct regular shopping centre surveys and checks to keep abreast with the latest trends in shopping centre development

15. To take up additional tasks and responsibilities from the management from time to time.

16. To manage and improve the services in the building to create an environment that strongly supports the core business of gateway@klia2

17. To ensure the centre and the building are as new

18. To provide a clean and functional centre by maintaining the building and all the electrical, mechanical and equipment in the building

19. Involvement of projects as and when needed.

20. To ensure the work environment and centre are safe for our staff, visitors and customers

21. To manage the operations and maintenance of the facilities infrastructure, buildings, utilities and services such as cleaning, security, parking, landscaping, transportation hub, etc.

22. Plan, organise and execute maintenance repairs, minor installation and replacement to ensure smooth running of the operations

23. Develop long and short-term operations maintenance plans, and be responsible for the preparation of the budget for facilities management and building maintenance

24. Ensure that maintenance of facilities and buildings are accordance with defined standards

25. Implement preventive maintenance and repair schedules for all facilities and buildings

26. Liaise and arrange defect rectification with the consultant, relevant service providers or contractors

27. Develop and implement solutions for the day-to-day operating problems of facilities and buildings

28. Investigate and take corrective actions to overcome technical problems

29. Ensure the periodic maintenance works are carried out satisfactorily and as scheduled by Facilities staff as well as the building service contractors

30. Liaise with relevant government authorities on utilities, safety and environment issues to ensure compliance with statutory regulations

31. Direct, control & motivate staff in all aspects of their work performance and engage them in all aspects of works including mechanical, electrical, maintenance & installation works

32. Develop and plan best business practices, framework and processes

33. Identify methods to improve the existing work processes to maximise the utilisation of resources

34. Assure the reliability and cost-effective operations of various facilities

35. To conduct special studies on operating areas to reduce cost, improve methods and technique or simplify work activities

36. Manage and control costs and expenses of the facilities management and building maintenance

37. To ensure that all legal requirements, company standards, rules and regulations are adhered to.

38. To follow up on the yearly budget by all operational departments.

39. To be able to work and control the team and practice "Teamwork".

40. Responsible for setting goals and meeting all agreed KPI’s

41. Follow up and coach the performance of all members of the shopping centre management team

42. To attract, develop and inspire staff and managers in line with the company's HR direction

43. To manage and oversee the overall operations of the shopping centre to ensure the smooth running of the centre

44. Develop and improve shopping centre operating standards, operating policies, systems and procedures to drive efficiency

45. To work closely withthe  leasing department to strategise on tenant mix positioning in accordance with shopping centre positioning

46. To work closely with the advertising and promotions department in the implementation of promotional marketing activities in the centre

47. To develop and follow up on the annual business plan and budget

48. Serve as liaison between tenants and owners. To manage all the tenants' queries and concerns, and encourage tenants' participation in all advertising and promotional events

49. To engage and update tenants on the latest happenings to retain the existing tenants and attract new tenants

50. To manage Food Arcade and to ensure the business unit is vibrant and profitable, and also to ensure the standard of operation in Food Arcade is at the highest.

Requirements

  • Degree in any field of education.
  • Relevant related skills and knowledge and experience in the field.
  • Experience managing malls, hypermarkets or other equivalent retail space. 
  • Strong cost Control, financial reporting, expense and budget management experience.
