JOB DESCRIPTION
Responsibilities
- Seek potential land deal opportunities by maintaining good relationships with agents and landowners.
- Maintain and expand land deals and market research database.
- Monitor, track, and analyse land transactions to keep the company updated on competitors’ movements.
- Keep track and stay updated on development and learning requirements imposed by authorities.
- Review and conduct preliminary market and feasibility studies on land proposals.
- Conduct preliminary checks with authorities on land status, e.g., zoning, planning, approvals &etc.
- Conduct and oversee due diligence works, e.g., extensive research, company background checks, authority checks, site analysis etc.
- Prepare and present new land proposals for management, which include, but are not limited to, side analysis, market analysis, proposed components, pricing, feasibility studies, and sensitivity analysis, etc.
- Conduct negotiations, review, and oversee the preparation, finalisation, and execution of LOI, Term Sheet, SPA, IVA, SSA, etc.
- Liaise with external Valuers for land valuation on new acquisitions for management approval.
- Oversee the preparation and finalisation of Bursa announcements and press releases for land transactions.
- Collaborate and coordinate with all relevant departments for advice on all new land acquisition exercises.
- Coordinate and lead all relevant and necessary work related to the successful acquisition of new lands for the company.
- Prepare and present monthly updates for the Monthly Management Meeting (MMM).
Requirements
- Degree in real estate management, building, quantity surveying, marketing, or related fields.
- Minimum 8 years in property development, with at least 5 years in a similar role.
- Strong business acumen and analytical skills.
- Positive work approach; able to work independently with minimal supervision.
- Excellent inter-departmental communication and coordination skills.
- Proficient in engaging landowners, agents, and government authorities.
- Advanced skills in Microsoft Excel, PowerPoint, and Word for analysis, presentations, and reporting.
- Willingness to travel; valid driver’s license required.
