JOB DESCRIPTION
Summary
Formulate, strategise and execute marketing & sales strategies for the sales of residential properties, the leasing of retail and office space, and credit administration (billing & collection) at minimum cost and risk exposure, and enhance the company’s positioning so as to create value for clients and maximize revenue and returns to the Group
Responsibilities
1) Leasing Strategy
- Evaluate and analyze market data
- Formulate and strategize Leasing Strategy for retail spaces
- Present Leasing Strategy for Retail and new Office space to Project Committee / Working Committee for deliberation and endorsement
- Formulate strategies to improve occupancy rate for Perumahan Rantau PETRONAS.
- Review and monitor monthly leasing and tenancy performance
2) Marketing Strategy
- Review and present revise Sales & Marketing Strategy for The Binjai on the Park for Management for approval
- Execution of Marketing Plan as to maximize exposure to target market and conclusion of sales for The Binjai on the Park
- Review and develop RFP for the appointment of Advertising Agency and PR Agents to prepare marketing tools and PR campaign
- Review and develop RFP for the appointment of Retail Center Manager
3) Agreement Terms & Conditions Negotiations
- Lead and review tenancy terms and conditions for Perumahan Rantau PETRONAS and formalize sales procedure for Rantau Bukit
- Recommend the terms and conditions for the retail space for new properties
- Drive the leasing and sales operations – negotiation of terms and conditions with tenants and purchasers to ensure the smooth transaction and expedite the execution of legal agreements
4) Negotiation of Sale & Purchase Agreement
- Negotiate and formalize the sales transaction for The Binjai on the Park
- Negotiate with valuers for the valuation of the properties, ensure compliance with approved guidelines and procedures and follow up with the authorities for State Consent approval
5) Credit Administration and Loan Documentation
- Present the Quarterly Ageing Reports to the Credit Control Committee
- Lead and review the REM System for the enhancement of the accuracy of billing
- Drive the credit administration operations, establishing control on the execution of the Agreements, billing, collection and loan documentation by solicitors and end-financiers so as to ensure the timely issuance of billing (vacant possession) and collection of all outstanding payments from purchasers, end-financiers and tenants
6) Risk Assessment (RADM)
- Assess the leasing, sales & marketing risks in relation to the proposed terms and conditions prior to sales conclusion, establish intervention measures to ensure timely remittance of sales profits within the prescribed limits and mitigate ageing accounts towards recovery from defaulting parties
7) Networking and Relationship Building
- Foster and sustain effective working relationships and rapport with the government authorities, key industrial players, agents, bankers, solicitors, media houses and service providers in order to keep abreast with the latest developments in the relevant markets and capitalize on such insider status and strategic alliances to capture opportunities for sales and enhance client/customer confidence in the company’s properties, for referrals and also to ensure prompt disbursement of loans from end-financiers
8) Collaboration with retailers and event organizers for retail spaces
Requirements
- Minimum Bachelor’s Degree in Marketing / Business Admin / Estate Management or relevant discipline.
- At least 20 years working experience in property development for marketing, sales & leasing of residential and retail spaces.
- Being a Member of the Board of Valuers, Estate Agents and Appraisers Malaysia, the Institute of Surveyors Malaysia, the Royal Institute of Chartered Surveyors or the Institute of Marketing Malaysia is an added advantage.
